I read a book called Nothing Down. Then some time later I noticed an infomercial for a free 2 hour session on a weeknight. I attended and decided to sign up for the 2 day seminar that coming weekend.
I attended the 2 day seminar at a hotel in San Francisco. The following Monday I took some time off from work and walked to the closest real estate office. I viewed three properties and then made an offer for one of the three. It was a nothing down offer and the seller accepted the offer with no changes.
After moving in I realized that my monthly cash flow would be the same as when I was renting a bedroom in a large house. Mostly because I decided to rent 2 of the three bedrooms to roommates plus there were numerous tax advantages to owning my primary home plus treating 2/3 of it as a rental property.
