general help on my first site

im setting up a real estate site using ireal estate. its my first site, and i need help translating what i want to what i have to do to get it. even defined, i dont understand some of the terms used. can anyone help turn my descrption of what i want into a corse of action? i just need help shortening the learning curve here.
